The Residences at Mandarin Oriental, Miami, a visionary project by Swire Properties, is set to replace the existing Mandarin Oriental, Miami tower on Brickell Key with two architectural masterpieces. Designed by Kohn Pedersen Fox (KPF), these innovative residential towers will embody a fusion of cutting-edge design and Asian-inspired luxury. 

The project’s two-tower configuration demonstrates the prowess of the KPF design team. The South Tower, rising to an impressive 850 feet, will house 228 luxurious private residences. Its companion, the North Tower (rising over 400 feet) will feature a mix of 121 hotel rooms, 66 private residences (including two penthouses), and 28 turnkey hotel residences. Forth Bagley, Managing Principal at KPF, emphasizes the distinctive qualities of this endeavor, saying, “We’ve worked on a number of hotels around the world in major cities, but we’ve never worked on a project where we have a developer who pushes design innovation as much as Swire and a hotelier who pushes this idea of Asian luxury hospitality together in one place.”

The exterior design of the towers showcases KPF’s innovative approach. Elaborating on the building’s distinctive features, Trent Tesch, Design Principal at KPF, says, “The color of the horizontal balconies changes as it goes from this warmer tone at the base of the building to something that’s lighter and wider at the top.” This gradient effect creates a visual connection between the ground and sky, allowing the structure to both stand out and blend in with its surroundings.

The landscape design, led by acclaimed Thai firm Shma, further enhances the project’s appeal. Their approach integrates lush tropical vegetation with hardscaped areas, creating a series of outdoor rooms that extends the living space beyond the building’s walls. This aligns perfectly with KPF’s vision of a structure that, as Tesch puts it, is “unique, distinct, and yet still very much at home in Miami.”

As the project moves forward, with demolition of the existing Mandarin Oriental, Miami hotel scheduled for 2025, anticipation builds for this singular landmark project. The Residences is poised to become not just an iconic part of Miami’s skyline, but a new benchmark for luxury living that seamlessly blends global design excellence with local character and environmental responsibility. Perhaps Bagley says it best: “There will be no other place in the world like this.”
