First Look: Inside the Mandarin Oriental’s Luxe New Residences in Miami Robb Report | 10/17/2024 | BY Abby Montanez

Located on Brickell Key, the two-tower project will include a $100 million duplex penthouse. 

Mandarin Oriental is set to introduce two branded residential towers to the Miami waterfront, and the five-star developer has given Robb Report a sneak peek inside the forthcoming project.

Swire Properties has revealed the first renderings of what these much-anticipated homes will look like once complete. Located on the man-made island of Brickell Key, the development will comprise two high-rises. The first to come to market is the 66-story South Tower, which will have 228 two- to five-bedroom homes along with a $100 million penthouse—more on that later. The smaller but still impressive North Tower will host the new flagship North American Mandarin Oriental hotel, plus 66 private residences and 28 hotel residences. 

“We’ve sold almost $500 million worth of residences, out of nearly $1 billion in reservations, in a short period of time, and during Miami’s slow season,” Henry Bott, president of Swire Properties, tells Robb Report

The forthcoming residences will have floor-to-ceiling windows that overlook the city and sea.

AD100 star Tristan Auer is in charge of curating the interiors of the South Tower, marking the Parisian designer’s first residential project in the U.S. The inspiration for Auer, whose portfolio includes everything from train suites to supercars, was to bridge the natural materials with Miami’s coastal surroundings. “Materials such as silver travertine, wood flooring, rare marbles, and woven leather speak to the values I try to bring to every project,” explains Auer. “The concept of living in Florida, with its indoor/outdoor lifestyle, was important to consider. I designed the spaces to connect visually and physically to the outdoors.” 

In addition to expansive private terraces, each unit will have private elevator access, soaring 11-foot ceilings, and layouts that span up to 5,800 square feet. Chef’s kitchens will be equipped with Italian Molteni&C cabinetry, lavish Dornbracht fixtures, and top-of-the-line appliances by Gaggenau. Of course, future owners will have the option to further personalize their space with custom countertops, backsplashes, and cabinet finishes. Adding to that aesthetic, primary bathrooms will be kitted out with handcrafted stone vanities, marble flooring, and soaking tubs. Select residences will also have the added bonus of an in-home sauna.

Crowning the South Tower will be an uber-luxe duplex penthouse, which can also be sold as two separate residences. The combined units soar 780 feet above the ocean, and together, they total more than 23,000 square feet. If the two units are sold together and fetch their hefty nine-figure asking price, it would become the most expensive deal in Brickell Key history.

Whether you buy just one or both of the units that make up the coveted two-floor aerie, residents will have access to an epic 100,000-square-foot amenity suite. There are a staggering 11 different swimming pools to choose from, an indoor golf simulator, an art walk, and a forest yoga lawn. Naturally, residents will also be able to enjoy the hotel’s offerings, like its spa and fine dining restaurants. Construction is expected to begin next year, with move-ins slated for 2029.

“Living on Brickell Key myself, I know the magic of waking up on the island and immediately seeing the sunlight hit the water on Biscayne Bay,” Bott states. “The access to the city’s best restaurants and entertainment, mere minutes away in Brickell City Centre, paired with the calming environment of Brickell Key’s residential feel, can’t be replicated. I’m raising my own young family here and can honestly say I wouldn’t want to live anywhere else in Miami.”
